Urgent Hiring | General Manager Civil Projects (Real Estate) Location: Head Office Koregaon Park, Pune | Multiple Project Sites, Aundh & West Pune Industry: Real Estate Residential Projects Designation: General Manager – Civil Projects Qualification: B.E./B.Tech Civil Engineering / Construction Management or related field Experience: 18 - 28 Years in Real Estate / Residential Construction Projects Leadership Experience: Minimum 5 Years in Senior Management Role Preferred About the Opportunity A reputed and rapidly growing Real Estate Developer is looking for a highly experienced General Manager – Civil Projects to lead and drive the successful execution of large-scale residential projects. This leadership role requires a strategic thinker with strong project execution capabilities, team leadership, budget control expertise, stakeholder management skills, and a proven track record of delivering projects within timelines, quality standards, and profitability targets. Key Responsibilities Project Planning & Execution Lead end-to-end project lifecycle from project initiation to final handover. Develop project execution strategies, schedules, milestones, and resource plans. Ensure projects are completed within approved budgets, timelines, and quality standards. Monitor project progress and proactively address execution challenges. Optimize utilization of manpower, machinery, materials, and project resources. Drive construction productivity and project efficiency across all sites. Ensure timely achievement of project milestones and possession schedules. Team Leadership & Project Governance Lead and mentor Project Managers, Site Engineers, Construction Teams, and Contractors. Build a high-performance, accountability-driven project culture. Conduct regular project review meetings and performance evaluations. Ensure seamless coordination between: Sales CRM Finance Purchase Legal Liaisoning Contracts Administration Develop succession plans and strengthen project management capabilities within the organization. Vendor & Contractor Management Finalize and manage contractors, consultants, vendors, and service partners. Review contractor performance, productivity, quality standards, and timelines. Verify contractor billing, certifications, and project progress. Negotiate commercial terms, contracts, and project agreements. Develop strategic vendor relationships to ensure uninterrupted project execution. Quality, Safety & Compliance Ensure strict compliance with construction quality standards and company SOPs. Monitor implementation of quality assurance and quality control systems. Ensure compliance with: RERA Regulations Municipal Approvals Statutory Requirements Safety Standards Environmental Guidelines Coordinate with Architects, Structural Consultants, PMC Teams, and Government Authorities. Drive a zero-compromise approach towards quality and safety. Budgeting, Cost Control & Profitability Prepare and monitor project budgets, BOQs, and cost estimates. Implement effective cost control measures to optimize project profitability. Monitor procurement costs, material consumption, and wastage control. Ensure efficient project cash flow planning and fund utilization. Conduct variance analysis and recommend corrective actions. Drive profitability enhancement through value engineering initiatives. Reporting & Strategic Management Present weekly, monthly, and quarterly project performance reviews to management. Maintain project dashboards, MIS reports, risk registers, and execution trackers. Identify project risks and implement mitigation strategies. Support management in future project planning, expansion, and business growth initiatives. Provide strategic recommendations for improving operational efficiency and project delivery. Experience working with reputed Developers / Builders. Proven track record of delivering large-scale residential projects successfully. Strong leadership experience managing large project teams and multiple project sites. Excellent commercial, technical, and project management acumen. Exposure to premium residential townships, high-rise developments, and mixed-use projects will be an added advantage.
