Design Lead

Position Overview The Design Lead will drive design excellence across commercial and residential projects, leading concept through execution while ensuring design intent, brand positioning, and commercial viability are upheld across all deliverables. Key Responsibilities 1. Design Leadership & Concept Development Lead architectural and interior design from concept to schematic stages across commercial and residential projects Translate vision briefs into compelling, market-relevant design concepts for offices, retail, mixed-use, and residential developments Ensure alignment with brand positioning, customer experience, and commercial viability Drive innovation in planning, faade, and spatial experiences across asset classes 2. Project Coordination & Design Management Act as the central coordinator across all design consultants (Architecture, Interiors, MEP, Landscape) Ensure seamless integration of all disciplines into a cohesive design outcome Manage timelines, deliverables, and design workflows across multiple concurrent projects Proactively identify risks and resolve design coordination challenges 3. Commercial & Residential Design Strategy Guide design concepts for commercial spaces (offices, retail, lobbies) and residential developments (clubhouses, apartments, common areas) Ensure spaces are premium, experiential, and aligned with project vision and end-user needs Oversee spatial quality, detailing, materials, and user journey across both segments Elevate design to create strong brand and customer experiences 4. Materials, Mock-ups & Approvals Finalize materials, finishes, and specifications aligned with design intent and cost targets Lead sample reviews, mock-up evaluations, and vendor coordination Ensure consistency, quality, and value engineering across projects Stay updated with latest materials, technologies, and global design trends 5. Drawings & Technical Review Review architectural, interior, and consultant drawings for accuracy and coordination Identify gaps, clashes, and optimization opportunities early Ensure drawings are execution-ready and aligned with site realities Maintain design intent through detailed technical scrutiny 6. Site Monitoring & Quality Control Conduct regular site visits to ensure adherence to design intent Review execution quality, finishes, and detailing standards Coordinate with site teams to resolve design and execution challenges Drive high standards of quality and finish across all deliverables 7. MEP & Landscape Integration Possess strong working knowledge of MEP systems (HVAC, Electrical, Plumbing) Ensure seamless integration of services without compromising design intent Coordinate with landscape consultants to deliver cohesive outdoor environments Integrate built and unbuilt spaces into a unified experience 8. Design Presentation & Stakeholder Communication Lead creation of high-impact design presentations that clearly communicate project vision, concept, and value Present and articulate design strategies effectively to leadership, sales teams, clients, and investors Translate design intent into compelling narratives that support sales, marketing, and investment decisions Develop visually engaging materials including masterplans, walkthroughs, renders, and experience storytelling Confidently represent projects in key meetings, pitches, and reviews, influencing decision-making Key Skills & Competencies 15+ years of hands-on experience across both commercial and residential project design Strong design sensibility with high attention to detail Ability to manage multiple projects in a fast-paced environment Excellent coordination and stakeholder management skills Strong design storytelling and presentation ability Practical understanding of construction and execution challenges Strong knowledge of materials, finishes, and evolving design trends Ability to balance design quality with cost and timelines Proven leadership skills to mentor and guide junior designers and architects Software Skills AutoCAD (Mandatory) SketchUp / Revit / Rhino (Preferred) Adobe Suite (Photoshop, InDesign) MS Office / Presentation Tools Educational Qualification Bachelor's or Master's Degree in Architecture.
