Role Summary The Manager – MEP is a first-time team manager (MT1) responsible for the end-to-end delivery of Mechanical, Electrical, and Plumbing (MEP) works across both unit-level and infrastructure-level scopes at Organo project sites. This is a high-accountability, site-execution role where quality, timelines, and First-Time-Right (FTR) delivery are non-negotiable. The incumbent will manage a team of MEP engineers and site supervisors, coordinate tightly with civil and structural teams, and lead a carefully selected ecosystem of MEP contractors, vendors, and suppliers. They will own the full MEP delivery lifecycle — from design review and GFC coordination, through execution, commissioning, snagging, and handover — while maintaining as-built drawings, using Falcon for construction management, and submitting structured progress reports to the Project Manager. This role is ideal for a hands-on MEP professional who has successfully delivered multi-unit residential projects (30–50 homes simultaneously) and is ready to step into their first formal management responsibility. 1. MEP Design Review & Consultant Coordination Review MEP consultant drawings for routing, sizing, and coordination adequacy — identify issues before they reach the site. Provide value-addition suggestions to MEP consultants on optimisation of routing, system sizing, and specification choices — drawing on site experience to improve constructability and cost efficiency. Coordinate closely with MEP consultants throughout the design and execution lifecycle; serve as the primary site-side interface for all MEP technical queries and design decisions. Liaise with the in-house Product Design Studio team to follow up on and secure GFCs (Good-for-Construction drawings) to site — ensuring execution is never stalled due to drawing delays. Review technical tender documents for MEP works; assess and rate vendor and contractor responses for technical adequacy, quality orientation, and cost-effectiveness.
2. MEP Execution – Unit Level & Infrastructure Own and drive on-time, to-quality delivery of all MEP works at unit level (internal plumbing, electrical, HVAC, firefighting) and infrastructure level (external networks, UGT, OHT, STP/WTP, HT/LT distribution, street lighting, BMS, etc.). Manage simultaneous MEP execution across 30–50 homes at varying stages — from rough-in to finishing — ensuring no stage is a bottleneck. Coordinate MEP scope integration with the civil and structural team at every phase: slab cuts, sleeve placements, chasing, fixing inserts, and conduit routing. Monitor daily progress against the MEP execution schedule and proactively flag and resolve deviations. Ensure all MEP work complies with approved drawings, specifications, and Organo's 4Q standards. Visit all active sites regularly to resolve MEP-related ambiguities on ground, provide clear instructions to the site team, and ensure alignment with approved design intent.
3. Drawing Management & RFI Process Read and interpret MEP drawings — including single-line diagrams, schematic layouts, plumbing schematics, cable routing drawings, and coordination drawings. Identify conflicts, gaps, or constructability issues in drawings before execution and raise formal RFIs (Requests for Information) to the design team in a timely manner. Track RFI responses and ensure drawing revisions are incorporated into site execution without delay. Maintain a live, updated set of working drawings on site with all marked changes captured accurately.
4. As-Built Drawings Prepare and submit accurate, complete As-Built drawings for all MEP works across unit and infrastructure scopes at project completion. Coordinate with sub-contractors and site engineers to capture deviations from GFC drawings on an ongoing basis — not retrospectively. Ensure As-Built documentation is handed over to the Project Manager and relevant design teams in the format and timeline specified.
5. Quality, FTR & Snagging Implement and own the FTR (First-Time-Right) process for all MEP works — ensuring quality is built in, not inspected in. Lead the MEP snagging and de-snagging process at unit level (pre-handover inspections) and infrastructure level, closing all snags within defined timelines. Conduct regular self-audits and quality checks before any inspection by the Project Manager, customer, or third-party auditor. Maintain snag registers and de-snagging trackers; submit updated status reports to the Project Manager weekly. Ensure zero repeat snags through root-cause identification and corrective action at source.
6. Vendor, Contractor & Supplier Ecosystem Build and maintain a qualified panel of MEP contractors, vendors, and suppliers who deliver to Organo's quality and timeline standards. Evaluate and onboard new contractors as required; assess capability, track record, and quality orientation before engagement. Manage contractor performance on-site: daily briefings, progress reviews, quality enforcement, and escalation where necessary. Coordinate material procurement timelines with the procurement team to ensure zero stoppage due to material delays. Monitor site inventory of MEP materials and equipment; raise accurate material indents in a timely manner to prevent execution gaps. Review contractor bills against work completed; certify progress payment claims based on verified site measurements.
7. Commissioning, Equipment & Warranty Management Plan and oversee the commissioning of all MEP systems — including Factory Acceptance Tests (FAT) and Site Acceptance Tests (SAT) for major equipment — in coordination with OEMs and vendors. Monitor and maintain FAT/SAT records, equipment data sheets, and test certificates for all procured MEP equipment. Prepare and implement warranty and guarantee clauses for all procured equipment in coordination with OEMs and the procurement team — ensuring coverage, documentation, and enforcement mechanisms are in place. Ensure all installed MEP equipment and systems are maintained in healthy working condition through the construction and pre-handover period. Coordinate with OEMs for commissioning support, training, and O&M documentation handover.
8. Sustainability, Energy & Maintenance Readiness Identify and implement energy conservation measures across common area MEP systems — reducing OPEX through efficient lighting, pump selection, motor controls, and system design optimisation. Prepare and implement MEP SOPs and quality checklists for all key installation and inspection activities; ensure site teams follow these consistently. Develop and implement a 52-week Planned Preventive Maintenance (PPM) calendar for all MEP systems and equipment; monitor compliance in coordination with the site team. Proactively explore and evaluate new MEP technologies and products that can reduce operational expenditure or improve system reliability across Organo projects. Support Organo's ecological mission by recommending MEP solutions that align with sustainability goals — including solar integration, rainwater harvesting systems, and energy-efficient equipment.
9. Construction Management Software – Falcon Use Falcon (or equivalent construction management software) for day-to-day site coordination, progress tracking, issue logging, and report generation. Ensure all MEP-related tasks, inspections, RFIs, and snagging items are logged and tracked through the system in real time. Train and enable team members to use the platform effectively.
10. Reporting Prepare and submit structured daily, weekly, and monthly MEP progress reports to the Project Manager — covering work completed, pending, delayed, and at-risk items. Generate and maintain dashboards for MEP snagging status, FTR scores, contractor performance, and PPM compliance. Escalate risks to timelines or quality proactively with recommended mitigation actions.
11. Team Building & Operational Excellence Build, manage, and develop a site MEP team comprising engineers, supervisors, and support staff. Set clear performance expectations for each team member; conduct regular reviews and provide constructive feedback. Create a culture of ownership and accountability — where every team member understands their role in delivering quality outcomes for the customer. Support capability development within the team through coaching, structured task assignment, and knowledge sharing. Ensure safe working practices are followed by all MEP team members and sub-contractor workmen on site.
12. Customer Success Orientation Understand that MEP quality directly impacts the customer's experience of their home — approach every task with the end-customer's satisfaction in mind. Support the customer handover process by ensuring all MEP systems are fully tested, commissioned, and documented before possession. Respond to customer defect reports post-possession with urgency and professionalism, coordinating remediation without delay.

Key Working Interfaces Project Manager: Primary reporting relationship; escalation point for unresolved contractor or design issues. Civil / Structural Team: Daily coordination for MEP integration into civil works. Product Design Studio / MEP Consultants: GFC follow-up, RFI resolution, design review inputs, as-built submissions. Procurement Team: Material planning, vendor evaluation, indent processing, timely supply chain coordination. OEMs & Equipment Vendors: FAT/SAT coordination, warranty management, commissioning support. Customer Success / CRM Team: Snagging closure support and post-possession defect resolution. MEP Contractors, Vendors & Suppliers: Daily site management and performance accountability.

Qualifications & Experience

Essential Bachelor's degree or Diploma in Electrical Engineering, Mechanical Engineering, or equivalent technical discipline. 8–12 years of experience in MEP site execution, with at least 3–4 years in a supervisory or lead role. Proven experience managing MEP works for 30–50 residential units simultaneously at active construction sites. Hands-on proficiency in reading and interpreting MEP drawings across electrical, plumbing, HVAC, and firefighting disciplines. Experience reviewing MEP consultant drawings; ability to identify routing conflicts, sizing issues, and constructability gaps. Experience raising and tracking RFIs; coordinating design clarifications with consultants. Ability to prepare As-Built drawings, either independently or by supervising the process. Working knowledge of Falcon or equivalent construction management software (e.g., Procore, Asite, BuildSupply). Experience with FAT/SAT processes, equipment data sheet management, and warranty/guarantee documentation. Demonstrated experience with MEP snagging and de-snagging processes at unit and infrastructure level. Familiarity with PPM planning and MEP SOPs for residential projects. Experience managing a team of engineers and site supervisors. Familiarity with residential MEP systems: low-voltage electrical, solar rooftop integration, plumbing (hot & cold), STP/WTP, firefighting, HVAC, BMS basics. Preferred Experience at an eco-residential, sustainable, or green-rated project (IGBC, GRIHA, LEED). Exposure to energy conservation implementation in common areas — lighting controls, VFDs, SCADA, BMS. Familiarity with prefabricated or modular MEP installation systems. Understanding of RERA compliance requirements as they relate to MEP delivery. Experience using BIM tools for MEP coordination (Revit MEP, Navisworks clash detection). Prior experience in South India residential real estate construction.
