Were Urgently Hiring! (For a Leading Real Estate MNC Company) Role: Design Manager - Architecture Job Location: Bangalore Education Qualification B. Arch Experience Required: 10 -15 years - Commercial building/ Commercial Projects experience. Must have worked with architect firm in design/ coordination for the high end/high value commercial projects. Must have experience in complete lift cycle of the project. Role Overview: A Design Manager (Architecture) in a commercial building project plays a central role in coordinating design from concept through construction. They act as the bridge between architects, engineers, clients, and contractors to ensure the design is functional, compliant, and delivered on time and within budget. 1. Design Planning & Strategy Define the overall design vision in line with client requirements. Prepare design timelines, milestones, and deliverables. Select and coordinate with architectural and engineering consultants. Ensure the design aligns with commercial goals (leasing, usability, ROI). 2. Coordination & Team Management Lead collaboration between: Architects Structural engineers MEP (Mechanical, Electrical, Plumbing) consultants Interior designers Conduct regular design review meetings. Resolve conflicts between different disciplines (e.g., structural vs HVAC layout). 3. Design Development Oversight Monitor progress from: Concept design Schematic design Detailed design Construction drawings Ensure design consistency and quality. Review drawings, models, and specifications. 4. Regulatory & Compliance Management Ensure designs comply with: Local building codes and zoning laws Fire safety regulations Accessibility standards Coordinate approvals with authorities and agencies. 5. Cost & Budget Control Work closely with cost consultants /quantity surveyors. Ensure design stays within budget. Evaluate cost implications of design changes. Suggest value engineering options without compromising quality. 6. Risk Management Identify design-related risks early (technical, regulatory, or cost-related). Propose mitigation strategies. Manage design changes to avoid delays or cost overruns. 7. Client & Stakeholder Communication Present design concepts and updates to clients. Incorporate client feedback into the design. Coordinate with developers, investors, and end users. 8. Construction Support Provide clarifications during construction. Review shop drawings and material submittals. Ensure design intent is maintained on-site. Coordinate with site and project managers. 9. Quality Assurance Ensure design meets industry standards and best practices. Conduct audits and reviews at each stage. Maintain documentation and version control. 10. Sustainability & Innovation Integrate sustainable design strategies (energy efficiency, green materials). Ensure compliance with green building certifications (if applicable, e.g., LEED, IGBC). Encourage innovative and efficient design solutions. In Commercial Building Context Specifically, for commercial projects (offices, malls, hotels) , the design manager focuses on: Space efficiency and flexibility Tenant requirements Branding and aesthetics Safety and user experience Long-term operational efficiency
